Know where you stand. Know your next move.

Picture this: You've been investing steadily. A few properties here, a fund or two there. Your portfolio's growing, and that feels good. But then the question hits: Am I doing this right?

You're not alone. One of the most common things we hear is:

“How do I know if my portfolio is actually well-diversified?”

Now, there's a clear answer. Say hello to your Diversification Score. Check it out in the app.

    What is the Diversification Score?

Think of it as your portfolio’s health check: one simple number that shows how well you’ve spread your investments across markets, neighborhoods and strategies.

It’s a personalised roadmap that tells you:

    ✅ Where you’re strong

    ✅ Where you're overexposed

✅ Your next steps to diversification

    Why your Diversification Score matters

    1. See your whole portfolio

One glance tells you if your portfolio is balanced, or if you’re unknowingly doubling down. Less wondering, more knowing.

    2. Insights built around your portfolio

Generic advice like “diversify more” doesn’t cut it. Your Diversification Score is based on the actual properties and funds you hold. That means insights that are relevant, and useful.

    3. Resilience

Markets shift. Strategies evolve. Diversification helps you manage risk across all of it. With the right spread, when one area dips, another can carry the load. That’s smart investing.

    What the numbers mean

Your score ranges from 0 to 100. Here’s how to read it:

    • 0–25: Getting Started

You're concentrated in just one or two areas. The good news? Clear room to grow.

    • 26–50: Making Progress

You're spreading out, but there's more to do.

    • 51–75: Well Diversified

Nice. You're covering ground and managing risk.

    • 76–100: Highly Diversified

You’ve built a balanced, resilient portfolio.

The score that tells a story

It’s made up of three components:

    • Investment Strategies (40%)

Are you balancing income, growth, development and blended strategies?

    • Neighborhoods (30%)

Are you spread across different areas, or heavy in one?

    • Markets (30%)

Are you investing across both Properties and Funds?

    Each area gets a rating:

    Low: You’re starting out

    Moderate: Solid progress

    Great: Well-balanced

    Optimal: Maxed diversification

Make your score work for you

    1. Start with the lowest score

That's where your biggest opportunity lies. Low on markets? Exploring KSA funds could shift your score fast.

    2. Make your decision

We’ll give you the data, you make your next move.

    3. Don’t race to 100

Diversification isn’t a sprint. Focus on what aligns with your goals. You’ll get stronger with every move.

    4. Make it part of your rhythm

Check your score before every new investment. Ask: “Is this helping me diversify?”

It’s not about perfection. It’s about progress.

Your Diversification Score is a tool. It helps you:

    ✅ See where you stand

✅ Know what to do next to improve

✅ Build a portfolio that’s ready for anything

So next time someone asks, “How diversified is your portfolio?”, you’ll have an answer. And a plan.
