Stake Investment Intelligence Report (SIIR): Q3 2026

Where is the Dubai market in Q3 2026?

Prices stopped falling, and rent drops are slowing down.

July to September (Q3) was a tough stretch for the Dubai property market. The regional conflict and the quiet summer months together lowered tenant demand.

Even in this difficult market, prices stabilized. Apartment prices fell for 5 months in a row from February - down by 5% in this period. In August they stopped falling, and in September they rose slightly, by 0.3%.

Apartment prices in Dubai are now just 1.6% below where they were in 2025.

Buyers chose ready homes, finished properties you can move into or rent out today. They made up 28.8% of all sales, up from 23.6% in Q2.

Fewer homes were sold overall: 37.2% fewer than in Q3 2025. The drop slowed into September.

Rents are taking longer to settle. After the conflict, rents fell 12% from February into the summer, and compared to a year go apartment rents are 6.9% lower, because tenants have more to choose from. Rents fell faster than prices, which put pressure on rental yields.

    Stake’s occupancy rebounded to 90%.

Following a drop over the summer, occupancy recovered at levels stronger than in February, before the conflict. Our strategy focused on acquiring more tenants, and it worked, even with a bigger number of properties.

Is the Dubai property market stabilising in 2026?

Yes. Dubai apartment prices stopped falling in Q3 2026, even though July to September was a tough stretch. The regional conflict and the quiet summer months together lowered tenant demand.

Apartment prices fell for five months in a row from February, down 5% over that period. In August they stopped falling, and in September they rose slightly, by 0.3%. They're now just 1.6% below where they were a year ago.

Buyers chose ready homes: finished properties you can move into or rent out today. Ready homes made up 28.8% of all sales in Q3, up from 23.6% in Q2.

Fewer homes were sold overall, 37.2% fewer than in Q3 2025, but the drop slowed into September.

Which Dubai areas saw prices rise or fall in Q3 2026?

It depends where you look. In September, apartment prices went up in 28 of the 40 areas tracked by REIDIN.

Meydan City is up 18.8% on last year, while Al Sufouh is down 14.2%: a 33-point gap within the same city.

Are apartments in Dubai still selling?

Yes. Apartments under AED 1M were the only price range where sales went up: 12.7% more than in Q2. This is the second quarter in a row this has happened. These more affordable homes, often bought by people who plan to live in them, are the kind Stake focuses on.

Mortgages for new home purchases rose 26% from Q2 to Q3, even after the first US interest rate rise since 2023. Together with more sales of ready and affordable homes, it's a healthy sign that buyers are still committing.

Where are the most apartments selling in Dubai?

JVC (Jumeirah Village Circle) had the most sales of finished apartments in Q3, followed by Business Bay. Both are among the areas where Stake investors have put the most money this year.

Are Dubai rents still falling in 2026?

Yes. Rents are taking longer to settle than prices. Dubai apartment rents are 6.9% lower than a year ago, and 4.9% lower than in Q2. After the conflict, rents fell 12% from February into the summer.

Dubai's population dropped in March but had more than recovered by June. Rents kept falling anyway, because many new homes were finished. With more homes to choose from, it became a tenants' market.

Rents fell faster than prices, which put pressure on rental yields. In short, prices have stopped falling on average, but where you buy matters.

Why buy Dubai property that already has a tenant?

When many homes are sitting empty, a home that already has a tenant is worth more: it earns rent straight away. So in Q3, Stake kept choosing tenanted properties.

Investors fully funded 36 properties in Q3, in 13.2 days on average, slightly faster than the 14 days it took in Q2. 31 of the 36 already had a tenant when we bought them.

What is a below-market-value (BMV) property?

A below-market-value (BMV) property is one bought for less than similar homes nearby. As one of the biggest buyers in this market, Stake has the network, expertise and buying power to buy at a discount, by identifying motivated sellers and negotiating hard on price. Lower entry prices mean higher capital appreciation potential.

44% of properties funded on Stake in Q3 were BMV, with an average discount of 10%.

Good deals go fast. Our biggest discount, a one-bed in Arjan at 19% below market, was funded in 2.8 days. A one-bed in JVC took just 2.1 days.

Our approach: buy for less, and buy homes that pay rent consistently.

What property investment strategy are Dubai investors choosing?

Capital Growth was the most popular strategy on Stake in Q3, ahead of High Yield and Prime. Prime was the most popular in Q2. Learn more about the strategies on Stake.

On Stake, investors can pick a strategy: the type of property that matches what they want from their money. Capital Growth is for investors who want to build long-term wealth by buying into emerging areas before they peak, focusing on growing property values.

Who is investing in Dubai property in 2026?

How much did Stake pay investors in Q3 2026?

Stake paid AED 22.4M to investors in Q3.

That's up from AED 14.5M in Q2. That brings the total for 2026 so far to AED 58.3M.

Investors get paid in two ways: Regular income comes from our properties in Dubai and our funds in Saudi Arabia and exit proceeds. Exits happen when a property is sold and each owner receives their share of the sale.

How many properties did Stake sell in 2026?

Stake exited 6 properties in Q3, bringing the total to 20 this year. Across all properties sold in 2026, the average price increase was 30.6%.

    • Downtown led: 4 of the 6 exits, combining for AED 14.5M
    • The biggest sale of the year: a Downtown property sold for AED 6.9M, up 31%

    What is Stake's occupancy rate?

Stake's occupancy rate rebounded to 90% in Q3, even with a bigger portfolio. Before the conflict it was 89%, and at its lowest point, in Q2, it fell to 78.6%.

So far in 2026, Stake has signed 196 new rental contracts and 141 renewals, and signings grew every month in Q3.

Tenants still have the upper hand when leases come up for renewal, so we negotiate firmly at every renewal, and don't let a good tenant leave over a small gap in rent.

Through a tough market, payouts kept coming.

Dubai property market outlook: What to watch in Q4 2026

Will Dubai property prices keep falling?

Since August, apartment prices have barely moved, and in September they rose 0.3%, with more areas going up than down. For buyers, the question is no longer how low prices will go, but how long today's prices will last.

    Is Dubai's population still growing?

Yes. Dubai's population dipped after the conflict but had fully recovered by June. At 4.74 million, it was 157,000 higher than in January 2026. More residents means more people looking for homes to rent and buy.

In the first half of the year, Dubai issued 66,078 Golden Visas and nearly 2M residence permits, both new and renewed. Both are signs that people are still choosing to move to Dubai, and stay.

How much new housing supply is coming to Dubai?

Less than reported. Developers finished 12,932 homes in Q3, about 27% of the roughly 48,000 they had planned, compared with 40% in Q2.

Another 58,581 homes are due by the end of the year. With higher material costs and supply chain disruption, the real number is likely to be much lower.

    Neighborhood spotlight: Arjan

Arjan was third for money invested on Stake in Q3, and home to our biggest below-market-value property, bought 19% below similar units.

    Ready to invest?

The market is stabilising, so the question investors should be asking is: how long will today's prices stay at this level? Ready properties with end-user demand keep trading, and that's where Stake operates.
