If you're thinking about investing in Dubai right now, it's important to consider the market conditions, both internal and external factors.
Prices fell about 10% from February to July, after regional conflict impacted the market.
The recovery could have arrived faster than expected: by June, ready home sales had jumped 46.8% in a single month, and sales volumes were up 33.5% month on month.

So, does investing in Dubai still make sense?
Dubai's financial centre ranking hit a record in 2026
Dubai ranked 7th in the world in the latest Global Financial Centres Index, its highest ranking ever, ahead of Frankfurt, Tokyo and Sydney.
The index scores regulatory quality, infrastructure and business environment, the same fundamentals that matter to anyone deciding whether to invest in Dubai over another market.
Institutional money is following that ranking. Blackstone, which manages over $1 trillion in assets, committed $250 million to the UAE in March 2026, its first UAE deal since the regional conflict began. That means institutions still hold confidence in Dubai's long-term growth.

How has Dubai property performed over the past 5 years?
Dubai apartment prices rose 90% in the 5 years to January 2026, even after this year's correction.
AED 10,000 (around $2,700) invested in January 2021 was worth AED 19,017 by January 2026, ahead of the value of the S&P 500 over the same stretch and comfortably ahead of the AED 13,374 you'd have needed just to keep pace with inflation.

Which Dubai neighbourhoods have held up best since 2008?
DIFC has delivered the strongest capital growth of any Dubai apartment neighbourhood since January 2021, at 128%.
However, Dubai Marina has the steadiest record of the group: the shallowest drop of any area during the financial crisis, and just an 11% dip through COVID-19.
We looked at the data behind the 10 Dubai neighbourhoods that have weathered all 3 property shocks since 2008 (the financial crisis, the oversupply slump, COVID-19). Full ranking and methodology in which Dubai areas survived every shock since 2008.
What is Dubai's Golden Visa, and does it still work for property investors?

How many people live in Dubai now, and how fast is that growing?
Dubai's population passed 4 million in August 2025, growing between 6-7% since the end of the Covid pandemic. That's a lot of new demand for homes to rent and buy, and it's one of the clearest long-term signals in this market.
Official figures show the population dipped by about 61,000 at the height of the Iran war in March. That put the total at 4.65 million, representing a 1.3 per cent drop.
But by the end of June, the population figure had rallied to 4.74 million, with almost 40,000 more people calling Dubai home that month.
How did Stake's own Dubai investments perform in H1 2026?
The first half of 2026 was a difficult and expected period.
Regional conflict broke out in February, and plenty of investors chose to wait it out.
At Stake, we took this opportunity to lean into our strategy. Between January and June, we sold 14 properties across Dubai at an average appreciation of 31.6%.
We also paid out a record AED 4.2 million in rental income in March 2026, the same month regional headlines were at their most uncertain.
Waiting for things to feel calm has a real cost, and we've written up what that cost looks like in the cost of waiting to invest in Dubai real estate. Full exit-by-exit breakdown in how Dubai property performed in H1 2026.
So, is now the right time to invest in Dubai?
Dubai's property market had a tough first half of 2026, but it's still setting records: highest-ever financial centre ranking, rental yields well above other global cities, and demand recovering ahead of prices.
That combination plus confidence in Dubai's long-term picture, is why so many investors still choose to invest in Dubai over other markets.
