    2025 showed that Stake is accelerating. AED 89M went into our investors’ pockets. In one year, our community invested AED 420M into 200+ Dubai properties, and we deployed SAR 357M into Saudi Arabia with institutional-grade funds.

    From 2021 to 2025, we’ve distributed over AED 160M, funded 539 properties, and funded over AED 1.3BN across our core markets.

    Dubai's market kept delivering

    Dubai continued to outperform on a global property stage. Population jumped past 4M residents, cash buyers dominated, and demand kept outpacing supply in prime areas.

    Our portfolio delivered strong appreciation, with some properties exceeding 20% within the year. Occupancy across our properties beat the broader Dubai market average: the full breakdown is in the report.

    Exits that delivered

    This was our biggest year for exits, as more properties move into their natural exit point.

    We completed 12 property exits in 2025, averaging 35% appreciation. Capital returned on schedule, every time. Our average hold came in ahead of schedule, proof that the strategy is working.

    That consistency matters, especially for investors who've been waiting to see if this actually works.

    The Fix n' Flip milestone

    Our first-ever Fix n' Flip exit answered the biggest question investors ask:

    "How do I exit quickly?"

    We bought a 3-bedroom townhouse in Mira Oasis in December 2024, fully renovated it through winter and summer 2025, staged it, and exited it by January 2026. Everyone who participated got their capital back, plus 8.33% net ROI in under 12 months.

    Portfolio strength

    Occupancy across our portfolio stayed well above the Dubai market average. We added 8 new communities this year, bringing us to 38 neighborhoods total, more ways to diversify across Dubai's best-performing areas.

    Saudi expansion

    Our Saudi funds have now deployed SAR 357M since launching in December 2024, channeling global investment into the Kingdom through opportunities aligned with Vision 2030.

    Multiple funds are now generating consistent annual returns. We also launched the US Industrial Fund, giving investors access to high-yield warehouses in the world's largest economy.

    January 2026 marked a turning point with new laws allowing foreign investors to buy property in designated Saudi zones.
