Dubai’s property market is maturing. After sustained growth, the question most investors are asking isn’t “how much have prices gone up?” It’s “where are we now, and what comes next?”

In property, years matter more than months, so we looked at apartment price data across 40 neighbourhoods in Dubai to find out.

How much have prices risen since 2021?

Between January 2021 and September 2026, the city-wide average apartment price rose from roughly 952 to 1,681 AED per square foot. That’s an increase of about 77%.

Every area in the dataset appreciated over that period, though the range was wide, with DIFC (+118.7%) at the top.

What’s interesting is where the growth showed up. Several affordable corridors outperformed premium ones by a wide margin.

Area Jan 2021 Sep 2026 Growth
    DIFC 1,337 2,924 +118.7%
    Al Sufouh 1,064 2,220 +108.6%
    The Greens 865 1,803 +108.4%
    Motor City 613 1,268 +106.7%
    Meydan City 1,020 2,055 +101.5%
    International City 437 880 +101.4%
    Palm Jumeirah 1,576 3,163 +100.7%
    Green Community (DIP) 580 1,148 +97.9%
    The Views 1,087 2,152 +97.9%
The Greens and The Views 974 1,923 +97.5%

Not every area behaved the same way, and entry point mattered a lot. For a deeper look at which Dubai areas have held up best through past market cycles, we broke that down separately.

    What’s happening in 2026?

Prices have cooled, but they haven’t crashed, despite some headlines and social media sentiment.

The data shows that the city-wide average price peaked in February 2026. After the regional tensions, the number of transactions dropped and prices fell 4.2% from February to September, on average. In August, prices stabilised month on month and actually ticked up in September.

The hardest-hit are predominantly premium and waterfront communities, which have now presented lower entry prices, or below-market value properties.

Area Feb 2026 Sep 2026 Drop
    Palm Jumeirah 3,580 3,163 -11.7%
    Jumeirah 3,220 2,886 -10.4%
    Discovery Gardens 1,046 941 -10.1%
    Downtown Dubai 3,015 2,748 -8.9%
    JBR 1,985 1,819 -8.4%
    Business Bay 2,212 2,034 -8.0%
    Jebel Ali 1,448 1,347 -7.0%
    Dubai Festival City 1,602 1,493 -6.8%
    JLT 1,713 1,597 -6.7%
    Al Sufouh 2,375 2,220 -6.5%

While there are significant drops in some areas, the broader market is moderating as part of a growth cycle after years of rapid growth.

How do prices compare year on year?

Compare September 2025 to September 2026 and the picture looks more like consolidation than correction. The average year-on-year change across all 40 areas is roughly -1.1%, with 14 areas still in positive territory.

After 5 years of strong appreciation, a near-flat year isn’t necessarily a bad sign. Markets don’t move in straight lines, and a period of consolidation can be healthy. It gives fundamentals like rental demand, population growth, and new supply time to catch up with where prices have moved.

What does this mean if you're thinking about investing?

The data suggests Dubai's apartment market has shifted from a growth phase into a maturing phase. For investors, that could mean less emphasis on short-term price appreciation and more focus on rental income and picking the right unit in the right area.

If you're new to Dubai property investment, including how the costs work and whether it's still a good time to invest, we've covered both in detail.

Additionally, instead of taking the risk of buying an entire property, Stake lets you invest in rental properties from a lower entry point, with rental income distributed weekly.

    Methodology

This analysis is based on average apartment sales prices per square foot across 40 Dubai areas, sourced from REIDIN. The dataset covers January 2021 to September 2026 and is filtered to apartments across all bedroom types. The 77% figure represents the change in the city-wide average (the mean of all area averages), not a transaction-weighted index. Individual area performance varies significantly.
