FAQ: How Stake's 6.5% offer works

More tangible than stocks and a boost for your first property investment. Here's how Stake's 6.5% offer actually works, for new investors.

What is the 6.5% offer?

It's a committed rental boost for your first year, where your total return reaches 6.5% during the first year of investment, regardless of how the property performs.

For example, if a property has a 5% rental yield, Stake tops up the rental income by 1.5%, so it reaches 6.5%.

It's available to new investors on Stake, on your first order of AED 10,000 (~$2,720) or more.

What does 6.5% return mean?

It's a committed rate for your first year.

It's made up of the property's real rental yield plus a top-up from Stake to bring the total to 6.5%, and it's paid even if the property is temporarily vacant.

It doesn't guarantee your capital appreciation. Your shares are still tied to a real property, and property values can go up or down.

What happens after year one?

From year two onwards, your return reflects the property's rental yield only, with no top-up from Stake.

An example, in numbers

Illustrative only, actual yield will vary by property.

  1. You invest AED 10k or more
  2. The property's actual rental income might be, say, 5% in its first year.
  3. Stake tops this up so your rental yield reaches 6.5%.
  4. That rental income is paid weekly, straight into your wallet.

From year two onwards, you go back to the property's rental yield, in this example, back to 5%, or whatever the property is generating, paid the same way, weekly.

How and when do I get paid?

Weekly, directly into your Stake wallet. You can withdraw it or reinvest it.

On top of that, you'll receive a share of any capital gains if and when the property is sold, so your total return isn't capped at 6.5%.

The performance fee only applies to your actual profit, never your full sale proceeds. Stake takes 7% of the gain after your costs are already covered, so you're never paying a performance fee on money you didn't make.

Who actually owns the property?

The property is held by a special purpose vehicle (SPV) registered with the Dubai Land Department.

You own shares in that vehicle, representing your fractional share of the property. Those shares are held in the DIFC, and Stake Properties Limited is regulated by the DFSA.

Can I sell whenever I want?

Not instantly. We recommend thinking of this as a 3-5 year investment. You have two ways to exit:

  • Exit windows: Twice a year, two weeks each in May and November, where you can list your shares for sale, once you've held for at least 1 year.
  • Vote to sell: Investors vote on selling the property, usually after a couple of years of appreciation. Anytime the property receives an offer, we offer a vote to investors and let them decide.

Does property investing lose money?

All investing carries risk, and your shares can lose value. However, property can be less volatile than other asset classes, like equities or crypto, and tends to increase in value in the long term.

For investors who've held a Stake property through its typical full term (around 3 years on average), none have realized a loss to date, however, past performance doesn't predict future results.
